3. Structure and Risk Controls

  • Clear use-of-funds split: acquisition, renovation, contingency
  • Drawdown stages tied to project milestones
  • Contingency buffer for timeline slippage and cost movements
  • Defined exit path: refinance, step-down, or cash flow deleveraging
